A gas boiler servicing involves an inspection, check-ups, and maintenance according to the manufacturer’s manual. The engineer will look at how the boiler burns gas, inspect its components, and check for any problem in the boiler.
In addition, you will receive a service report and information about any other repair work needed.
The process may vary depending on your boiler. The service of an old boiler will not be the same as that of a new combi. The manufacturer’s instructions determine the work required.
This guide covers domestic gas boilers. Oil and electric boilers have different servicing requirements.
What Happens Before the Engineer Starts?
The engineer will check your boiler and ask you about how your boiler is performing. This is the perfect time to tell your engineer about any problem that comes and goes.
For example, you may notice that sometimes the hot water becomes cold during a shower. Perhaps the boiler sometimes needs resetting. These details are very important to share with your engineer even if there is no fault shown during the visit.
Useful information includes:
- Any fault codes you have seen.
- Changes in heating or hot water.
- Repeated pressure loss.
- Recent repairs.
- The date of the previous service.
A photo of an occasional fault code helps. You do not need to work out what caused it.
The engineer should be Gas Safe registered and qualified for the appliance. Ask to see their ID card. The back lists the types of gas work they are qualified to carry out.
Access matters too. Clear space around your boiler but don’t remove casing or any part on your own.
What Checks Are Included in a Boiler Service?
Service is not simply switching on the heating. The engineer has to inspect the appliance and see whether it functions properly.
The sequence may differ. There is no particular sequence that an engineer must go through with every single model.
The Boiler and Surrounding Pipework
The first thing to do is to look for any physical problem. The common problems include leaks, corrosion, and damage around the appliance.
Furthermore, the engineer considers the location, the available pipework, and the ventilation required for the boiler.
A stain around a connection does not explain the entire problem. It gives the engineer something to investigate. That is why the inspection comes alongside operating checks.
Gas Supply and Combustion
The engineer performs the gas pressure or gas flow tests necessary for the appliance.
Combustion is the term used to describe the burning of the fuel in the boiler. The flue gas analyser analyses the gas that is produced through combustion. The readings are compared with the manufacturer’s limits.
This needs proper test equipment. Warm radiators alone do not show that the boiler is burning gas correctly.
Flue and Internal Components
The flue carries combustion gases outside. Its condition and route need attention as part of the relevant checks.
In the boiler interior, the service includes examining elements like sealings, electrodes, and the fan. Electrical connection and safety devices should also be inspected.
On a condensing boiler, the condensate trap and drain are relevant too. They deal with water produced during operation.
Baxi’s checklist includes these areas, along with gas supply checks and combustion testing. It is very important to follow the instructions given by the boiler manufacturer.
Does a Boiler Service Include Cleaning?
Certainly, whenever there is a need for cleaning based on the service procedures or the state of the appliance itself.
It doesn’t necessarily mean that every single part is stripped and cleaned after each service.
For example, Vaillant includes inspection and cleaning of the condensate trap in its annual service. This is a specific maintenance task within the appliance.
The manufacturer’s instructions also support the decision about opening and cleaning of components. Some work depends on test results, condition or a scheduled maintenance interval.
If you are comparing quotes, ask what the company means by a “full service”. The phrase alone doesn’t make the scope clear.
The provider must provide a complete checklist of the tasks completed during a servicing. It should also clarify whether required seals, consumables or any extra cleaning has to be paid for separately.
Are Radiators and Heating Controls Included?
The engineer must make sure that the boiler operates well. This could include checking heating control and the radiators.
However, a boiler servicing does not always include a full inspection of all radiators.
A cold bedroom radiator may have a problem with the valve, air trapped inside or with the circulation. It is extra work to find the problem unless it is included in the appointment.
The same is true for balancing radiators, thermostat replacement or inspecting hidden pipework.
| Work | What to confirm when booking |
| Boiler inspection and testing | Included under the manufacturer’s service procedure |
| Heating control checks | Which controls and functions the visit covers |
| System filter cleaning | Whether this is included in the quote |
| Water treatment checks | Whether testing and any treatment are charged separately |
| Radiator repairs or balancing | Usually arranged as additional work |
| Powerflushing | A separate system-cleaning service |
Tell the company about wider heating problems beforehand. This allows it to book enough time and explain the likely charges.
Does the Boiler Service Price Include any repair work?
No. A boiler service normally includes a routine inspection and maintenance. Any repair or replacement works are charged separately. If you have already told your engineers about the problems, then maybe he included repair work charges in your service.
Vaillant also makes it clear in its homeowner guidance. If any problem is found during the servicing, it doesn’t mean repairing will be done in same price.
Suppose the engineer finds a worn component. They should explain the finding, the proposed work and the cost before proceeding with a chargeable repair.
Warranty or maintenance cover changes the position. Some parts or labour might fall under that agreement. Check the terms first instead of assuming everything is included in the boiler service.
If your boiler has stopped working, mention it during booking a service. A routine service appointment is not necessarily suitable for diagnosing a breakdown.
Our gas boiler repair service covers fault investigation and repair work.
How Long Does a Boiler Service Take?
Allow roughly 30–60 minutes for a straightforward service, although some appointments take longer.
Vaillant gives this range for a service without issues. Baxi suggests around 40–60 minutes, depending on the boiler’s age and service history.
Access, required cleaning and faults found during testing all affect the time.
Duration alone does not prove whether the work was thorough. A longer visit could involve an access problem. A shorter visit still needs to cover the correct procedure.
After servicing, always asked you to engineer the following questions:
- What was checked
- What were the results
- Has all work been done
You also need to know the estimated appointment length when booking. Because you may have to shut down your gas or electrical components during the visit.
What Paperwork Should You Receive?
You should receive a record of the service. It can be a written report, an electronic version of it, or an entry in the service record of the appliance.
The paperwork must state the boiler, the date, and the engineer or company doing the work. It should outline the work done and the observations which require further action.
It must be kept with the installation and the warranty documents.
A receipt of the payment made can be useful as well, although it will not always contain information on what the check-up entailed. In the case that you only get just an invoice, you might want to know where to find more information.
There should be no uncertainty about outstanding work. Before the visit ends, establish:
- Whether the service was completed.
- Whether the boiler is safe to use.
- Whether repairs or further tests are needed.
- Whether a return visit has been arranged.
If any unsafe conditions are found, proceed according to the engineer’s advice. Never reactivate appliances which have been disabled because of their unsafe conditions.
Does a Service Include a Landlord Gas Safety Certificate?
Not automatically.
A boiler service addresses maintenance. The landlord’s gas safety check has separate legal requirements applicable to relevant gas appliances and flues.
HSE warns against the use of one as an alternative to the other. An annual service does not necessarily cover every landlord check. A gas safety check alone does not necessarily provide sufficient maintenance.
You can arrange both jobs together. At the time of booking, make clear that you need both. Also confirm which documents you will receive after the work.
The same rule applies to other appliances. The servicing of the boiler does not mean that your gas fire or cooker will be serviced too.
Common Questions About Boiler Servicing
Does a combi boiler service include hot water checks?
The engineer checks the relevant operating functions under the manufacturer’s procedure. For a combi boiler, it encompasses the hot water system itself. If you notice temperature fluctuations, notify your engineer before the task is undertaken.
Is a powerflush part of a boiler service?
No. A powerflush cleans the wider heating system using separate equipment. It should be quoted and done separately. A boiler service does not include powerflushing.
Will servicing stop every future breakdown?
No. Servicing assesses the appliance and completes required maintenance. Parts can still fail afterwards. Report new faults rather than waiting for the next annual visit.
How often should the boiler be serviced?
Domestic gas boilers normally need annual servicing. Follow your manufacturer’s instructions and keep the service record for future reference.
